PCSing to Camp Pendleton

Whether you’re reporting to your first duty station, PCSing from another installation or returning from deployment, Camp Pendleton is a fantastic duty station.

Located along the Southern California coast between Orange, Riverside and San Diego counties, Camp Pendleton puts you within a few hours of just about anything you could want to do. You can surf at Trestles, snowboard in Big Bear, head to the desert for a camping trip or spend the day fishing at one of Southern California’s lakes.

Camp Pendleton itself also has plenty to offer. There are beaches accessible from base, mountains, PX/MCX and Commissary locations, restaurants, bowling, movie theaters, gyms, camping, fishing and even hunting.

One place that has always stood out to me is 1st Sgt’s Hill in the 62 Area. The hike is short and steep, but it’s worth making. At the top are memorials honoring Marines and Sailors who lost their lives during deployments in the Global War on Terror. If you’re stationed at Camp Pendleton and have never been up there, it’s something I recommend experiencing for yourself.

Housing Options When Stationed at Camp Pendleton

When you’re stationed at Camp Pendleton, one of the bigger decisions you’ll make is what to do for housing.

There isn’t one answer that’s right for everyone. Your PCS timeline, finances, family circumstances, preferred location and how long you expect to remain in the area can all play a role.

For most service members, the three main options are living in base housing, renting off base or buying a home.

Base Housing

Base housing can be one of the simplest options when reporting to Camp Pendleton, particularly when you want to remain close to your assigned work location.

The tradeoff is that base housing generally uses some or all of your BAH, your ability to personalize the property may be limited, and housing availability and property conditions can vary. Depending on demand, there may also be a waiting list.

Before making a decision, it’s worth comparing the specific base housing available to you with your other options.

Renting Off Base

Renting off base gives you more flexibility in choosing the location and type of property that works for your circumstances.

As with any rental, the property itself, lease terms, management and landlord can make a significant difference in your experience. You’ll also want to consider your duty location on Camp Pendleton, transportation routes, monthly housing expenses and the length of time you expect to remain in the area.

Buying a Home

Buying has its own advantages and responsibilities.

As a homeowner, you’re generally responsible for maintaining the property. Condos and townhomes may include some exterior or common-area maintenance through an HOA, while the homeowner remains responsible for other portions of the property.

Ownership also gives you considerably more control over your home. Depending on the property and applicable HOA or local restrictions, that can mean anything from changing paint and landscaping to remodeling or making larger improvements.

For eligible military buyers, a VA home loan can also make purchasing worth considering. Whether buying makes financial sense, however, depends on your individual circumstances, finances, PCS timeline and the property you’re considering.

Using Your BAH for Housing

Your BAH is designed to help cover housing costs, but how you use it is ultimately your decision.

With base housing, some or all of your BAH may go toward housing provided or managed on the installation. When renting off base, your housing payment goes to your landlord. When you own a home, your monthly mortgage payment may contribute toward principal and potential equity in your own property.

That doesn’t automatically mean buying is better than renting or living on base. Homeownership comes with transaction costs, maintenance, market risk and other expenses that need to be considered.

The important thing is to understand all three options before making the decision.

Communities Near Camp Pendleton

Camp Pendleton is enormous, which means your specific duty location can make a big difference when you’re researching housing.

Oceanside, Fallbrook, Bonsall, Vista and San Marcos are among the San Diego County markets buyers may research, while some buyers also consider South Riverside County cities such as Temecula and Murrieta.

A Camp Pendleton Realtor Who Has Been Stationed Here

I joined the Marine Corps at 18, served as an Infantry Marine and Scout Sniper, deployed to Ramadi, Iraq with 2nd Battalion, 4th Marines in 2004, and spent part of my Marine Corps career stationed at Camp Pendleton.
